Responsibilities
NATURE / SCOPE OF RESPONSIBILITY:
- Maintenance and repairs: Fix leaky faucets, broken chairs, repairing or replacing damaged fixtures (doors, windows, etc.), and handling minor carpentry and masonry tasks and other office equipment.
- Assist with cleaning, tidying, and organizing office spaces.
- Performs basic electrical, plumbing repair, and HVAC filter cleaning
- Ensure cleanliness and orderliness in maintenance related area
- Daily checking of the common areas like comfort rooms, pantry, hallways, ops area, offices, and ceiling fixtures, etc. for minor repair needs
- Provide a quick response to urgent repairs especially leaks, electrical faults, and equipment breakdown
- Report any safety hazards, facilities concerns, and required immediate repair to direct supervisor
- Provide assistance to vendor services
- Perform adhoc tasks assigned by the management
Requirements
- At least 2 to 3 years of working experience in the related field is required for this position
- Completed Vocational Course in the related field
- With experience of building maintenance related in handyman work
- Proficient in the use of basic hand and power tools

DAILY ROUTINE ACTIVITIES
HOUSEKEEPING ROUTINE
- Lead and supervise a team of housekeeping staff, ensuring they adhere to established standards and procedures.
- Monitor inventory levels of cleaning supplies and equipment, ensuring adequate stock is maintained.
MAINTENANCE ROUTINE
- Conducting daily routine inspection of all UPS Premises and equipment
- Performing preventive maintenance on Electrical & Mechanical Facility equipment.
- Handling basic repairs and maintenance.
- Diagnosing mechanical & electrical issues and correcting them depending on scope.
- Repairing machines, equipment's or structures as necessary
- Reports and recommended repairs to facilities management.
- Monitor building humidity and/or temperature for all airconditioning system of UPS and ensure that right temperature is set at the minimum requirement.
- Perform regular, weekly and/or monthly maintenance cleaning of all life safety, airconditioning and electrical system of UPS facilities.
- Inspects regularly all water terminal to see if there is possible leak in the water system and immediately conduct repairs when necessary.
- inspect all furniture's and fixture such as chairs ad office tables of all departments, perform immediate repairs if necessary
WEEKLY ACTIVITIES
- Weekly testing of all life safety, electrical & air-condition system to ensure functionality.
- Cleaning of Air-conditioning system as by schedule.
- Grass cutting
PERIODICAL ACTIVITIES (QUARTERLY)
- Inspection and cleaning of all rain gutter of UPS building premises
- Perform minor repainting if necessary to all ups building walls and ceilings
SPECIAL TASKS
Landscaping / Gardening Services
Pruning of Trees (in preparation for typhoon season)
General landscaping (trimming, fertilizing and weeding) at least 1x a week
Repainting / Refurbishing of interior & exterior walls, ceiling and others.
Cost per sqm coverage, scrape and restoration (2 coats)

QUALIFICATIONS

- Hands-on skills in basic repairs, troubleshooting, and preventive maintenance.
- Strong leadership, communication, and organizational skills; able to supervise and guide a small team.
