Duties And Responsibilities
- Prepare an Annual Preventive Maintenance Plan for the following utilities:
- Plant Electrical System which include the following:
- RMU's
- Transformer
- High Voltage and Low Voltage Switchgears
- Main Distribution Panel
- Grounding System
- Lightning Arrester
- Lighting System
- Power Supply needed by Mechanical Utilities
- Prepare list of needed CAPEX and OPEX projects for coming year as needed by facilities electrical equipment.
- Knowledgeable in troubleshooting facilties equipment related to electrical system such as the following:
- RMU's
- Transformer
- High Voltage and Low Voltage Switchgears
- Main Distribution Panel
- Grounding System
- Lightning Arrester
- Lighting System
- Power Supply of various production machine ncluding the supply of Mechanical Equipment
- Paging System Controls
- FDAS Controls
- Supervise, guide and coach electrical technician for the day to day activity to ensure safe and sustainable running condition of the production.
- Analyze daily inspection check sheet for possible trend on equipment problem or needing immediate maintenance and raise to Facility Manager's immediate action.
- Ensure compliance of the factory from regulatory requirements such as PEZA, BFP, DOLE, DENR, LLDA, etc.
Qualifications
- Licensed Electrical Engineer (REE) with 5years minimum experience in Facilities Department under Electrical Group in a Manufacturing Set-up.
- Experience in Plating, Moulding, Stamping and Assembly production lines is a plus but not necessary
- Knowledgeable in the processing of PEZA, DOLE, DENR, LLDA and other regulatory agency permit is required.
- Pro-active with good leadership skill set.

Engineering and Technical Services
- Responsible for the day-to-day operations of the estate's shared facilities and equipment by implementing consistent housekeeping and maintenance programs
- Ensure customer satisfaction with facilities and compliance with internal policies in the general administration of the estate
- Ensure that construction fit-out of tenants and improvement unit owners ofternants conform to the Commercial and Condominium Guidelines
- Responsible for timely and correct implementation of forms, checklists, and monitoring.
- Strategize to achieve zero major equipment breakdown and maximum uptime of all facilities
- Ensure the timely and accurate implementation of planned preventive maintenance activities.
- Evaluate the accuracy of data from checklists, forms, and monitoring
- Propose appropriate preventive and corrective actions as needed
- Apply engineering principles to ensure that the estate assets and equipment are always safe and in good operating condition
- Device cost-effective preventive and corrective maintenance programs for electrical & mechanical equipment/machinery, Genset, elevator, FDAS, CCTV, STP, water system, clubhouse, playground, basketball court, and swimming pool
- Ensure that power and meter readings are conducted as scheduled. Acts as liaison to all external groups covering the local barangay, utility companies, and local and city governments covering technical matters.
Risk Management and Compliance
- Evaluate and make recommendations on reported maintenance problems, safety hazards, and any related concerns in the estate's facilities, amenities, equipment, and machinery
- Ensure compliance with all safety requirements mandated by law.
Report and Documentation
- Secure pertinent engineering licenses and operational permits
- Responsible for storing As-built Plans, Operational Manuals, Service Level Agreements (SLA), and other relevant documents
Client and Tenant Relations
- Anticipate and address issues and concerns
- Respond to tenant technical concerns on their leased premises on restrictions, utility consumption, etc
- Attend to unit owners' technical concerns on their units in relation to warranty claims, utility consumption, etc
- Maintain a proactive approach in ensuring tenants and unit owners are satisfied with the property management services
Vendor Management
- Coordinate the bidding of the service contractors and supervise their service performance
- Responsible for the completion, oversight, monitoring, vendor coordination, and operations reporting on all technical activities conducted within the estate
- Coordinate with vendors and service contractors in treatment and preventive/corrective maintenance of related facilities, equipment, and machinery
- Ensure that vendors and service contractors deliver satisfactory services without compromising standard, quality, and agreed-on SLA
Financial Management
- Provide inputs in preparing the annual budget, ensuring all possible aspects of engineering, housekeeping, and security are covered
- Meets the operating budget covering the technical requirements set in the OPEX for repairs & maintenance and preventive maintenance activities
Sustainability
- Implement energy-saving initiatives on utilities and other applicable assets
- Ensure all needed tools, spare parts, equipment, and operating supplies are defined, maintained, and sourced out properly/timely to keep an appropriate inventory level and sources known/available

- JOB PURPOSE
To manage equipment operations and facilities maintenance on a day-to-day basis. This includes regularly reporting to the Property Manager the status of the physical and financial condition of the Technoparks and Warehouse Facility.

- DUTIES AND RESPONSIBILITIES
• Property Management of Technoparks and Dry Warehouse Facilities.
• Conducts plan evaluation of Architectural & MEFPS (Mechanical/Electrical/Fire Protection/Sanitary) trades of tenants/locators prior to construction as per building guidelines.
• Attend PTG (Project Technical Group) meeting with the General contractor and sub-contractors of the building.
• Meets with the building consultants regarding the design guidelines to be implemented during fit-out by the building tenants.
• Conducts construction monitoring/punch-listings/close-out activities with the general contractor of the building and tenant contractors
• Joins testing and commissioning of all MEFPS (Mechanical/Electrical/Plumbing/Fire Protection/Sanitary) equipment and utilities of tenants and general contractors.
• Monitors and ensures that the building's equipment perform its regular preventive maintenance and always reliable with minimal breakdown.
• Meets with the different contractors and supplier relative to building operations.
• Discuss with the tenants and their contractors the construction guidelines that will be implemented by the building administration during fit-out.
• Submit on a monthly basis reclassification of building & tenant utility consumption.
• Respond to and resolve tenant & locators' complaints and equipment breakdown.
• Prepare & review scope of works, estimate project cost of various CAPEX and R&M projects of assigned property.
• Assist Operations and Marketing Group in special projects, facilities concern and tenant concerns.
• Process Purchase Request/Purchase Order of Engineering related items.
• Work with Finance Department in processing payments of vendors & suppliers.
• Assist the Property Manager in the closure of Annual Technical Audit findings and Regulatory Compliance conducted by Corporate Inspectorate Team.
• Prepares Budget Forecast / Annual Budget of the property.
• Prepares Contracts for Projects, Preventive Maintenance of equipment & Manpower Services.
• Oversee manpower operations of Security, Janitorial and Technical Maintenance.

• Member of IMT/ERT. Act as equipment tender of the building.
