Position Overview:
The Chief Accountant is responsible for managing all financial operations of the condominium corporation, ensuring the integrity of accounting processes, regulatory compliance, and timely financial reporting. This role plays a key part in supporting the Property Management Office and the Board of Trustees by providing accurate financial information, managing budgets, and overseeing all accounting activities of the condominium.
Key Responsibilities:
Financial Management & Reporting
- Prepare and analyze monthly, quarterly, and annual financial statements.
- Ensure accurate recording of all financial transactions in compliance with Philippine Financial Reporting Standards (PFRS).
- Manage the general ledger, journal entries, bank reconciliations, and accounts schedules.
- Provide regular financial reports to the Property Manager and Board of Trustees.
- Present financial data at board meetings and assist in budget planning.
Budgeting and Forecasting
- Prepare annual operating and capital expenditure budgets in coordination with department heads.
- Monitor actual expenses against the approved budget and provide variance analysis.
- Provide recommendations for cost-saving measures and financial efficiency.
Accounts Payable & Receivable
- Oversee billing of condominium dues, special assessments, penalties, and other charges to unit owners.
- Ensure timely collection of receivables and enforce collection policies for delinquent accounts.
- Review and approve disbursements, ensuring all payments are properly supported and authorized.
Audit, Compliance & Taxation
- Coordinate and liaise with external auditors during year-end audits.
- Ensure timely submission of BIR filings, tax payments, and other statutory requirements (e.g., SSS, PhilHealth, Pag-IBIG).
- Maintain proper documentation for audit and regulatory inspections.
- Ensure compliance with all relevant laws, regulations, and policies, including HLURB/ DHSUD regulations.
Team Management & Administration
- Supervise and mentor accounting staff (e.g., bookkeeper, finance assistants).
- Implement and maintain internal controls to safeguard the association's assets.
- Improve and streamline accounting processes for efficiency and accuracy.
- Collaborate with the Property Manager on operational and administrative concerns.
Qualifications:
- Bachelor's Degree in Accountancy
- Certified Public Accountant (CPA) preferred
- At least 2-5 years of relevant accounting experience, preferably in real estate, property management, or condominium corporations
- Strong knowledge of Philippine taxation and financial reporting standards
- Proficient in accounting software
