The Acquisition Technician will support the Acquisition Function in identifying, assessing, and progressing potential development sites. The role requires strong analytical and technical skills to undertake quick due diligence, identify planning and commercial constraints, and prepare outline feasibility schemes. Working closely with the Property Sourcing Team, Planning, and Viability/Appraisal specialists, the ideal candidate will help ensure that only viable and strategically aligned opportunities are pursued.
Key Responsibilities:Site Identification & Assessment
- Assist in researching, identifying, and screening potential development sites from both on-market and off-market channels.
- Undertake initial planning and commercial reviews to highlight opportunities and risks.
Due Diligence & Constraints Analysis
- Carry out quick due diligence remotely, identifying showstoppers (planning, legal, environmental, or physical constraints) and flagging key risks for escalation.
- Review local planning policies, zoning, and development guidelines to assess site potential
Outline Feasibility & Schemes
- Support in preparing simple outline massing, layouts, or scheme concepts to test development potential.
- Liaise with internal Planning and Design teams where more detailed input is required.
Collaboration with Teams
- Work closely with the Viability and Appraisal team (Planners), providing initial findings and recommendations for deeper investigation.
- Assist the Property Sourcing Team in preparing reports and recommendations for Management review.
Documentation & Reporting
- Maintain accurate site records, databases, and assessment files.
- Prepare concise site assessment reports and presentations for internal stakeholders.
Education: Degree in Real Estate, Property Development, Urban Planning, Architecture, or related field.
Experience: Minimum of 2 years of experience in property development, acquisition, real estate analysis, or a similar role. Exposure to architectural or planning processes is desirable.
Technical Skills:
- Proficiency in Microsoft Excel (site assessment, basic financial appraisal support).
- Familiarity with AutoCAD, SketchUp, or other drafting/3D software for outline scheme preparation (basic to intermediate level).
- Knowledge of planning policy research tools, Land Registry, and property databases.
Knowledge: Understanding of property development principles, land use regulations, and planning constraints. Basic financial awareness of development viability considerations.
Attention to Detail: Strong ability to create accurate and detailed technical drawings and design documentation.
Communication Skills: Ability to communicate effectively with design teams, project managers, and external stakeholders.
