Key Responsibilities
Daily Site Operations
Ensure smooth day-to-day functioning of FPIP Plaza's common areas and shared facilities.
- Supervise janitorial, security, landscaping, and parking services; ensure SOPs are followed.
- Monitor uptime of utilities, HVAC, elevators, lighting, and other key building systems.
Respond to urgent concerns (e.g., tenant complaints, repairs, service outages).
Tenant Coordination & Service Delivery
Coordinate with tenants on maintenance schedules, access requests, and building rules.
- Ensure quick response to tenant-reported issues and service recovery when needed.
Track and log service requests, complaints, and resolutions using CPG's system.
Facilities Maintenance & Preventive Care
Implement and monitor preventive maintenance schedule for all MEPF equipment.
- Oversee repairs, minor works, and asset condition assessments.
- Liaise with external contractors and vendors for technical works and inspections.
Maintain up-to-date as-builts, permits, and equipment records.
Vendor & Contract Management
Supervise third-party service providers; track performance against contracts.
- Review and recommend improvements to scope, SLAs, and manpower deployment.
Participate in contract bidding, renewal, and onboarding with CPG support.
Compliance, Safety & Security
Ensure building compliance with LGU, BFP, PEZA (if applicable), and other regulations.
- Conduct regular safety checks, drills, and audits.
Lead incident response and report documentation in coordination with Dior.
CapEx & Opex Monitoring
Prepare annual ops budgets (Opex and minor CapEx) in coordination with Dior and Finance.
- Monitor actual spend vs budget and recommend efficiency measures.
Support implementation of minor CapEx works (e.g., repainting, restroom upgrades).
Admin, Reports & Systems
Submit weekly/monthly site reports to Dior, including issue tracker, utilities usage, tenant concerns, and vendor performance.
- Ensure documentation of permits, compliance records, and service logs.
- Input to dashboards and systems maintained by CPG.
- Support CPG Marketing or Leasing with event setup, pop-up coordination, or inspections.
- Participate in tenant engagement programs or feedback loops.
- Contribute ideas for improving building operations, sustainability, or tenant experience.
Qualification Requirements:
- Graduate of Mechanical, Electrical or any related course (PRC License holder)
- Certified Pollution Control Officer (or with experience as a PCO).
- At least three (3) years of work experience in building/property administration or the same field.
Skills
- Proficient in the use of Microsoft Office Software's
- Strong attention to detail and effective problem-solving skills
- Strong project management skills, with expertise in assessing project specifications and cost
- estimation.
- Ability to work both independently and collaboratively within a team
- Excellent communication, negotiation, and problem-solving skills.
- Good data organization and management
